"THE ROOM OVER THE GARAGE" REVISITED

In 1990, my article titled "The Room Over The Garage" was published in Builder Architect magazine.

The article went into detail about why these rooms are uncomfortable.  This time I want to keep it to one page in the form of a specification.

So if your interest is in maintaining a comfortable environment in the room over the garage this is the recipe:

1. Dedicated heat to the space, either electric baseboard heaters or a zone off the main house heating system.  This is the most important element.

2. Fill the depth of the floor bays with insulation.  The insulation should be gap free and contact the subfloor and the garage ceiling drywall.  The most effective insulation process for this is either BIBS or blown cellulose through netting.

3. All walls exposed to attic cavities should be sheathed on the cold side with some type of rigid material such as plywood or foam board.

4. This space most be correctly air sealed.  An insulation contractor does not have the training to do this effectively.   It should be done by a professional air sealing company.
